Ōmokoroa reserve land swap proposed to fix subdivision access

Western Bay of Plenty District Council has given public notice of a proposed land exchange involving part of the Kaimai Views Reserve in Ōmokoroa. The swap would see a 173.5 square metre section of recreation reserve transferred to the owners of 340 Ōmokoroa Road as freehold land, while a larger 459.4 square metre parcel from the same owners would be transferred back to the council and held as recreation reserve.

The reason behind the exchange is practical: the owners of 340 Ōmokoroa Road hold approval for a three-lot subdivision, and the land swap is needed to allow one of those proposed lots to gain direct vehicle access onto Sentinel Avenue. Both areas are subject to final survey.

Members of the public are welcome to review the proposal and submit comments or objections online at the council's YourPlace platform, by email to haveyoursay@westernbay.govt.nz, or in person at the Ōmokoroa Library and Office on Western Avenue. Submissions close at midnight on Sunday, 8 February 2026.
